A street of red-brick terraced houses in Chadderton
Chadderton's housing

Plenty of Oldham roofs have been converted, re-lined or re-insulated since the original slates went on.

Chadderton grew around its cotton mills and the canal, and today has Victorian terraces near the old mill sites, plenty of 1930s semis and newer estates towards the edges. Roofs are mostly concrete tile or slate, and many have been re-lined or insulated over the years. We check whether foam has been sprayed under the covering and how the rafters beneath are coping.

Our Chadderton semi has a boarded loft. Can you still survey it?
Yes. We lift a few boards where needed, record what we find underneath and note anything we could not reach in the report.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Oldham lofts need an hour or two on site, and the written report reaches you the next working day.
Do I have to remove it?
Not always. It turns on the foam type, the state of the rafters and what a buyer or lender will accept. The survey gives you what you need to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Roof space survey in Chadderton

Streets of similar semis make every roof look the same from outside. Inside, the history differs a great deal, and only a survey shows what was done to each one.

Where a house has been extended, the new roof space may have been treated differently from the old one. We report on each section in turn.
